I always get a "good feeling" when an asset management strategy, in the main, comes together for a client.

Murphy have been helping the owner of the Derriaghy Industrial estate, a 150,000 sqft industrial estate, on 13 acres in Dunmurry, implement the strategy they had when purchasing the asset.

My role as a strategic adviser has now seen the asset lease a further 19,000 sqft of space, to 5 occupiers, in the last 6 months and the rental are now hitting £4.50 psf, up from £2.50 to £3.00 psf, from three year ago.

With only a few units remaining, the client is now considering the refurbishment of 16,000 sqft of offices and getting planning for industrial space on various opportunity locations on the estate, to meet demand coming down the road.

The future is bright for this long established business location in Greater Belfast / Lisburn in my view
