I am always amazed when I see rental value potential that isn't unlocked by property asset managers / owners.
I recently got an instruction from Euro change to find them a prime flagship site for their first Northern Ireland venture.
Euro change is a retail bureau de change specialist that has been trading for some 40 plus years across high street and shopping centre location's in the UK, with 170 branches nationwide to date.
They are experienced in the selling and buying of travel money and money transfers overseas and are a firm favourite of families, students and tourists when looking for competitive rates in the market and like high footfall, prime visible locations.
When looking at Castlecourt shopping centre,Belfast as a prime location, we identified several locations for them to consider and couldn't understand why the centre's customer's service desk had been given one the the best locations in the scheme.
After some extended dialogue with the asset manager/letting agents they reluctantly agreed to lease us this space.
From the Landlords point of view the asset value was enhanced dramatically, they get a new user and service and the desk was moved to a more suitable location in the centre.
From the tenants point of view they got the space they thought best suited there business and will hopefully be a profitable store.
Its a win win in my view, however sometimes asset managers and there advisers can make things difficult for themselves.
